Q1. What is included in an Energy Performance Certificate - EPC?

The report runs to 6 or 7 pages with a summary graph of the energy efficiency and environmental impact of the property. As well as giving an indication of running costs for the property, it also gives a number of recommendations and tips on how to improve the energy efficiency of the property and reduce Carbon Dioxide emissions.


Q2. How long is the certificate valid?

All certificates are now valid for 10 years from time of issue. Although not a legal requirement, as people become more aware of the certificates, if you make significant changes to the energy efficiency of the property eg Cavity wall Insulation, Loft insulation, New Boiler or installation of renewables, it is in your interest to help the sale or rental of the property by getting a new certificate to reflect these changes.


Q3. How long does an energy performance assessment take?

A site visit of up to an hour is usually required to gather information. HomeInspectorforDevon will then produce the report normally within 24hours. We always try to accommodate urgent requirements as a priority.


Q4. Will I need to be at home?

It is always preferable if the homeowner is present to discuss any improvements or additions to the property, but is not essential.

 

Q5. Who has access and permission to view an Energy Performance Certificate?

Any prospective purchaser or tenant can view the certificate. Although the certificate is registered under a national database by Landmark, access is only available by authorised persons.
